Every home needs regular care and maintenance, especially second homes. It’s possible for fully-present homeowners to neglect minor problems or forget to perform routine home repairs and seasonal maintenance. 30A Property Inspections is here to help you maintain your home. Our team of licensed and insured home inspectors does this by regularly inspecting home systems such as HVAC components, electrical, plumbing, structural, and appliances. Additionally, we perform practical maintenance such as air filter and light bulb replacement, package retrieval and storm preparation/inspection. All of our services are documented and our homeowners receive thorough inspection reports with photos of their property. Our mission is to give homeowners peace of mind while they’re away and the ability to enjoy their second home when they come into town instead of only working on repairs/maintenance.

What’s Included in the Second Home Management Program?

• A comprehensive initial inspection and twice-monthly walk-through inspections, complete with inspection reports with images and details
• Routine home maintenance such as changing air filters and running appliances/faucets
• Free quotes on recommended repair work and vendor coordination/project management
• Preparations for owner arrivals – tv/internet, cars, groceries, etc.
• Cleaning service coordination for owner arrivals/departures and occasional deep cleans.
• Storm preparation/protection

There are Three Tiers of Service:

Tier 1 – Routine home inspections, bi-monthly inspection reports, and routine home maintenance. Will recommend repairs as needed.

0-1,000 sq ft – $300/mo
1,001-2,500 sq ft – $400/mo
2,500-4,000 sq ft – $500/mo
4,000-5,000 sq ft – $600/mo
5,000+ sq ft – $750/mo

Tier 2 – Tier 1 services + collecting repair/service estimates and overseeing agreed-upon work. This includes overseeing work completed by contractors, landscapers, pool companies, etc.

0-1,000 sq ft – $450/mo
1,001-2,500 sq ft – $600/mo
2,500-4,000 sq ft – $750/mo
4,000-5,000 sq ft – $900/mo
5,000+ sq ft – $1,200/mo

Tier 3 – Full Service – House checks, overseeing lawn care, housekeeping, general maintenance of homes, boats, special projects as needed, as well as concierge services such as laundry, stocking the kitchen, welcome baskets, fresh flowers, as decorating for the holidays or preparing for special events throughout the year.
